Stakeholders urge due diligence in land acquisition

Accra, April 21, GNA – Stakeholders have called for proper legal compliance and due diligence in land transactions to promote secure property ownership and national development.

The stakeholders from across the mortgage, legal, real estate, insurance, interior design, building materials, electronics and smart home technologies sectors made the call at a Social Land Acquisition forum in Accra on the theme: “Own Your Space.”

The forum explored the right procedures for acquiring land in Ghana, guided by key legislation such as the 1992 Constitution of Ghana, the Land Act, 2020 (Act 1036), the Land Commission Act, 2008 (Act 767), and the Intestate Succession Law, 1985 (PNDCL 111).

Madam AmmaNaabia Boacie Danquah, Organiser of the programme, said the initiative was to create a platform for people, especially women, to engage in discussions on land and property acquisition.

She observed that many women lacked the opportunity to discuss such critical issues despite their importance to personal and economic security.

“Land is fundamental, you may have wealth, but without land, you have no place to live or work, it is the basis for every form of development,” she said.

Madam Danquah noted that due diligence remained crucial in land acquisition, warning that ignorance of legal requirements would not be accepted as a defence in court.

“From the onset, you must verify the rightful owners of the land, assess affordability and ensure all documentation is legitimate. These are critical checks every prospective buyer must undertake,” she said.

She expressed excitement about the maiden edition of the forum, noting that the high level of participation, particularly during the question-and-answer sessions, demonstrated strong public interest, adding: “It shows people are eager to learn and understand land issues.”

Moving forward, Madam Danquah said the forum would deepen discussions and identify more relevant topics that reflected the needs of the communities.

Mr John Peter Dadson, a Furniture Consultant with Latex Foam Ghana and Co-Founder of Homecraft, described the programme as impactful, noting that it brought together vendors and partners in land acquisition and home furnishing.

He urged the public to take careful steps in acquiring land and furnishing their homes, describing both as lifetime investments.

“These are long-term investments, so individuals must take their time and make informed decisions to avoid future challenges,” he said.

The event featured exhibitions from vendors showcasing products and services related to housing and interior design.
